Where these numbers come from

  • Project Destiny investor deck, 11 pages (2026): target raise, capital stack, phases and spend, site and travel times, enrollment ramp, DSCR.
  • Travel times are as stated by the sponsor (Av. Las Palmas, Transversal de la Montaña, Túnel de Oriente).
  • The on-ledger section is LiquidLabs' structuring layer, not part of the sponsor's offering.
The USD $36.0M capital stack (30.52% equity, 59.73% senior and mezzanine debt, 9.76% founder tuition bonds), the four-phase deployment over 78 months, and the enrollment ramp from 400 students to 1,200+ by Year 8. All figures sponsor-supplied.

On-ledger structure

LBDSTY on the XRP Ledger

One LBDSTY unit = A fractional interest in the Real Estate Private Equity Fund (FCP) that holds the campus land and buildings and leases them to the school operator — the platform's proposed structuring, not part of the sponsor's offering.

require_authON

Only KYC/AML-cleared holders can ever hold LBDSTY — the FCP's subscription rules, enforced by the ledger.

clawbackON

Preserves the fund's legal remedy in the event of fraud, sanctions or erroneous issuance.

lockON

Enables lockups through the construction phases and regulatory freezes at the token level.

transferON

Permits secondary transfer between authorised holders.

Set at issuance. Immutable thereafter — the rulebook travels with the token.

Why this asset belongs on this ledger
  • A 25-acre campus is indivisible; as an MPT the FCP interest divides into units a family office, a founder family or an institution can each take at their own size.
  • Tuition-backed distributions can reach every holder pro-rata on-ledger in one batch, for less than the cost of a single wire.
  • COP-denominated debt and USD equity can settle against RLUSD on the XRP Ledger's native order book, giving a seven-year development position a continuous secondary market.
What tokenization changes
01

Fractional by construction

An $85M oil field or a $25M campus is indivisible in the real world. As an XLS-33 Multi-Purpose Token it divides into millions of units, so a position that used to demand an eight-figure cheque can be taken at the sponsor's stated minimum — and sold in part, not all-or-nothing.

02

Settlement in seconds, not quarters

Private-market transfers move at the speed of paper: subscription docs, wire, registrar update, weeks of reconciliation. On the XRP Ledger the transfer and the payment are one atomic transaction that closes in a single ledger — roughly four seconds — or does not happen at all.

03

Compliance encoded in the asset, not bolted on

MPT capability flags are set at issuance and are immutable thereafter. require_auth means only KYC-approved holders can ever hold the token; clawback preserves the issuer's legal remedy; lock enables lockups and regulatory freezes. The rulebook travels with the token.

04

A cap table you can audit, not request

Every unit, every holder, every transfer is a ledger entry with cryptographic finality. There is no quarterly registrar statement to wait for — the register is the chain, and it is queryable at any instant.

05

Liquidity where none existed

The XRP Ledger has had a native, on-ledger order book since 2012. A tokenized asset can list against XRP or RLUSD the moment it is issued, giving private-market positions a continuous secondary market instead of a seven-to-ten-year lockup.

06

Cost that does not eat the return

Transaction fees are fractions of a cent, and no custodian, transfer agent or clearing house takes a spread. Distributions can reach thousands of holders for less than the cost of a single wire.

The full thesis

A 25-acre Christian bilingual pre-school-to-K-11 campus for 1,500 students on Vereda El Chagualo / Vía Las Palmas in Envigado — Medellín's Las Palmas / Oriente growth corridor, ~25 minutes from El Poblado, ~22 from the Envigado core and ~15 from JMC airport. The investment vehicle is a Real Estate Private Equity Fund (FCP) that holds the land and physical assets and leases the campus back to the school operator: a USD $36.0M stack of 30% equity, 60% senior and mezzanine debt and 10% founder tuition bonds, deployed across four construction phases over 78 months. Behind it stand 30+ years of institutional stewardship in Colombia — the debt-free CFNI Medellín campus, 1,200+ graduates active in 25 nations — and the only bilingual Christian school serving a metropolitan area of 5+ million people.

Demand comes from two directions at once. High-income families are relocating into the Las Palmas / Oriente corridor, and the waiting lists across the top-tier international schools of the Medellín metro area signal an acute supply gap at the premium tier. Project Destiny would be the only bilingual Christian school serving a metropolitan area of 5+ million people — an uncontested market position, in the sponsor's words.

The site is a 25-acre parcel on Vereda El Chagualo / Vía Las Palmas, Envigado, adjacent to the Village and Selvaggio enclaves: ~25 minutes to El Poblado via Av. Las Palmas, ~22 minutes to the Envigado core via Transversal de la Montaña, ~15 minutes to JMC airport through the Túnel de Oriente corridor. Direct Chagualo access avoids the main highway bottlenecks — ideal for busing and drop-off logistics.

The sponsor brings 30+ years of institutional stewardship in Colombia: the debt-free CFNI Medellín campus (USD $1M+ in assets) built and operated, 1,200+ graduates active in business, government and ministry across 25 nations, and proven experience with large-scale capital, land acquisition and regulatory processes.

The campus is designed to a LEED target: modern classrooms for collaborative learning, robotics labs and full language immersion; a semi-olympic pool, tennis courts, a full soccer field, an indoor gymnasium and basketball courts; solar arrays, rainwater harvesting, green roofs and low-impact site design.

Capital is deployed in four phases tied to enrollment and regulatory progress — USD $0.3M, $11.1M, $12.0M and $5.4M — with fixed-price construction contracts (Suma Global Fijada) and a 10% hard-cost contingency reserve on all phases. Enrollment ramps from 400–500 students in Phase 1 to 1,200+ by Year 8, and the debt service coverage ratio is to be held above 1.4× from Year 4.

LiquidLabs' structuring layer would represent an interest in the FCP as one XLS-33 Multi-Purpose Token on the XRP Ledger — RequireAuth, clawback and lock set at issuance, settled in RLUSD — in build, testnet first.

De-risking the capital investment

Permitting and zoning

Early engagement with Envigado's Curaduría municipal planning office and established local legal partners to secure approvals ahead of capital deployment.

Cost overrun protection

Fixed-price construction contracts (Suma Global Fijada) with a built-in 10% hard-cost contingency reserve on all phases.

Currency risk hedge

Capital stack structured with local COP debt matched to COP tuition income — a natural hedge against USD/COP FX volatility.

The urgent need

Demographic migration

Rapid expansion of high-income families relocating into the Las Palmas / Oriente corridor, fueling demand for premium schooling options.

Lack of premium capacity

Waiting lists across top-tier international schools throughout the Medellín metro area signal an acute supply gap at the premium tier.

Unique value proposition

The only bilingual Christian school serving a metropolitan area of 5+ million people — an uncontested market position.
